Reasonable Accommodations & Modifications

Under the Fair Housing Act and California law, residents and applicants with disabilities have the right to request reasonable accommodations in rules, policies, practices, or services, and reasonable modifications to the physical premises, when such changes are necessary to afford a person with a disability the equal opportunity to use and enjoy a dwelling.

Hillcrest Place Apartments is a two-story building constructed in 1961. The building does not have an elevator, and some building features may present barriers for individuals with certain disabilities. We are committed to engaging in a good-faith interactive process to identify and provide reasonable accommodations and to permit reasonable modifications.

Examples of reasonable accommodations may include, but are not limited to, allowing an assistance animal regardless of the building’s pet policy, providing reserved parking closer to a unit entrance, permitting early lease termination due to a disability-related need, or adjusting communication methods for residents with hearing or vision impairments.

Reasonable modifications are structural changes made to the premises by or for a person with a disability. Under California law, modifications to existing residential premises may be made at the tenant’s expense, and the landlord may require that the premises be restored to their original condition upon move-out where reasonable.

How to request an accommodation or modification

Contact the property manager directly. Requests can be made verbally or in writing at any time — during the application process, at move-in, or at any point during your tenancy.

Assistance Animals

Assistance animals — including service animals and support animals — are not considered pets under fair housing law. The building’s pet policy (including breed, size, and species restrictions and pet deposits) does not apply to assistance animals.

If you have a disability-related need for an assistance animal, please contact the property manager to discuss your request. You may be asked to provide documentation of the disability-related need for the animal from a qualified professional if the disability is not readily apparent.
