Neighborhood Comparison
Hillcrest vs. Beach Neighborhoods
Sand and surf vs. urban walkability. OB, PB, Mission Beach, and La Jolla each have their own trade-offs—and the beach is only 11–20 minutes from Hillcrest anyway.
We’ll be honest about what beach living does better.

The beach neighborhoods
San Diego’s beach communities are distinct from each other—grouping them together oversimplifies, but they share common trade-offs vs. Hillcrest.
Ocean Beach is the closest beach to Hillcrest (11 minutes). It has a bohemian, laid-back character with independent shops on Newport Avenue, Dog Beach (off-leash), and a strong local identity. Walk Score is moderate (~72)—you can walk to restaurants and some shops, but most errands require a car.
Pacific Beach (PB) skews younger, with bars and restaurants along Garnet Avenue and Mission Boulevard. Walk Score around 82 makes it the most walkable beach neighborhood. It has the most active nightlife of the coastal areas and a strong surf culture. Tourist traffic is heavy in summer.
Mission Beach is a narrow strip between the ocean and Mission Bay—great for the boardwalk lifestyle but extremely limited for daily errands. Walk Score around 70, transit is minimal, and parking is a genuine daily problem. Many apartments are seasonal or vacation rentals.
La Jolla is San Diego’s most upscale coastal community—stunning scenery, excellent dining, and significantly higher rents. Walk Score around 55 reflects its spread-out geography. A car is essential. It’s 18–21 minutes from Hillcrest.
Daily life
Groceries & errands
Hillcrest wins. Three major grocery stores within walking distance, plus pharmacy, post office, banks, and dry cleaners. Beach neighborhoods have grocery options (Vons in OB, Trader Joe’s near PB) but they’re less concentrated and less walkable from most apartments. You’ll drive for most errands at the beach.
Outdoor lifestyle
The beach wins, obviously. Surfing, swimming, sunsets, morning runs on the boardwalk—living at the beach means the ocean is part of your daily routine, not a weekend trip. Hillcrest has Balboa Park (1,200 acres), which is remarkable, but it’s not the ocean. If sand and salt water are non-negotiable, no comparison works.
Parking
Hillcrest is easier. Most Hillcrest apartment buildings include assigned parking. Many older beach apartments—especially in OB, PB, and Mission Beach—don’t include parking at all, and street parking is fiercely competitive on summer evenings and weekends. Some beach residents pay $100–200/month for off-site parking spots.
Dining
Both have good options. PB has Garnet Avenue’s bars and restaurants. OB has Newport Avenue’s indie scene. La Jolla has upscale dining. Hillcrest has 40+ restaurants with more variety and less tourist markup. Edge: depends on your taste. Beach dining leans casual and seafood-heavy; Hillcrest is more diverse.
Commute & centrality
Hillcrest is more central. Downtown is 5 minutes, hospitals are walkable, freeways are accessible in under 5 minutes. From the beach, commuting to central San Diego adds 15–30 minutes each way depending on traffic. I-5 and I-8 from PB and OB get congested during rush hour.
Summer living
Beach neighborhoods transform in summer—tourist traffic, parking nightmares, crowded restaurants, and noise increase significantly from June through September. Hillcrest stays consistent year-round. If you prefer a predictable daily routine, Hillcrest’s lack of seasonal swings is an advantage.
The verdict
Choose Hillcrest if you…
- Want walkable daily life with grocery stores and services on foot
- Prefer a central location with quick access to everything
- Want parking included with your apartment
- Don’t want tourist crowds affecting your daily routine
- Work in healthcare, downtown, or anywhere in central San Diego
- Want Balboa Park instead of (or in addition to) the beach
- Still want the beach—it’s 11–20 minutes away
Choose the beach if you…
- Want the ocean as part of your daily routine, not a weekend trip
- Surf, swim, or run on the boardwalk regularly
- Prefer a laid-back coastal lifestyle over urban walkability
- Don’t mind parking challenges and tourist-season crowds
- Work on the coast or have a flexible commute
- Want salt air and sunset views from home
Plenty of Hillcrest residents go to the beach regularly—it’s 11 minutes to Ocean Beach. You don’t have to live at the beach to enjoy it. But if waking up to the sound of waves is non-negotiable, Hillcrest can’t compete with that.

Hillcrest vs. Beaches FAQ
Is Hillcrest or the beach more walkable?
Hillcrest is significantly more walkable (Walk Score 87 at the neighborhood level, 96 at our address) for daily errands. Pacific Beach is moderately walkable (82) along Garnet Avenue. Other beach neighborhoods score lower (OB ~72, Mission Beach ~70, La Jolla ~55). You’ll need a car for most daily life at the beach.
Are beach apartments more expensive?
It depends. La Jolla is significantly more expensive. Pacific Beach and OB are comparable to or slightly higher than Hillcrest. The beach premium is real but varies by proximity to the water and building quality. Add parking costs (often not included at the beach) and the gap can widen.
How far is Hillcrest from the beach?
Ocean Beach: 11 minutes. Mission Beach: 12 minutes. Pacific Beach: 13–15 minutes. La Jolla: 18–21 minutes. Close enough for regular beach trips without the daily trade-offs of beach living.
Is parking really that bad at the beach?
Yes. Many older beach apartments don’t include parking. Street parking is fiercely competitive, especially summer evenings and weekends. Some residents pay $100–200/month for off-site parking. Hillcrest apartment buildings typically include assigned parking.
